Clark Street Senior Housing stands as another critical component of the Eureka Housing Authority Repositioning Master Plan, demonstrating Operative Office's specialized expertise in senior housing development and our commitment to serving California's aging population with dignity and quality. This 44-unit development replaces six functionally obsolete duplexes containing just 12 units, nearly quadrupling on-site density while creating housing specifically designed for seniors' needs. Working at the intersection of C and Clark Streets, we designed a three-story building that draws inspiration from nearby historic structures, including the former Washington School built in 1902, ensuring the new development respects and enhances the neighborhood's character. The project showcases our thoughtful approach to accessible design, with half of the units built as mobility units featuring low countertops, wide doorways, and ADA-compliant hardware, while remaining units are adaptable to mobility standards as needed. Our expertise in repositioning public housing through HUD's Section 18 process enabled the Housing Authority to access stable, long-term financing that will support better maintenance and operations for decades. The development reflects our integrated architecture and development approach, allowing us to respond to community concerns about parking, scale, and neighborhood fit while maintaining project feasibility and meeting the Housing Authority's programmatic goals. By carefully navigating the design review process and addressing stakeholder concerns, we delivered a project that serves seniors while earning community support.
