The Eureka Neighborhood Center, serving as a combined Community Center and Boys and Girls Club, represents Operative Office's commitment to creating community infrastructure that supports youth development and neighborhood gathering. As part of the broader Eureka Housing Authority Repositioning Master Plan, this new construction project demonstrates our understanding that successful community transformation extends beyond housing to include social infrastructure that supports resident well-being and opportunity. Working in partnership with the Housing Authority of the City of Eureka and Brinshore Development, we provided comprehensive development, financing, and architectural services to create a facility that serves as a neighborhood anchor. The project required sophisticated public finance structuring to layer subsidies and make the community facility financially feasible, demonstrating our ability to apply our public finance expertise to non-residential community development. Our integrated architecture and development approach enabled us to design a flexible, multi-functional space that can accommodate diverse programming while maintaining cost-effectiveness. The Neighborhood Center showcases our belief that affordable housing development must be accompanied by investment in community spaces and services that enhance residents' quality of life and opportunity. By incorporating the Boys and Girls Club into the Eureka repositioning plan, we ensured that families have access not just to stable housing but also to the youth development programming and community resources that support long-term success.
